The Voice of the Agent: Communication is Key!


Keeping a constant and open line of communication while working with your Realtor®, designer, or builder is extremely critical in the housing process.  This isn't the business of reading minds or guessing what clients want.  This is the business of listening and learning the likes and dislikes of housing needs and desires in any project.


As a professional in the industry, it's my goal to contact my clients in person, by phone, or email on a regular and ongoing basis.  Reporting weekly online stats and discussing market updates is important in the housing process.  If you're in the know, then I'm better able to help you get your home sold and get your next home purchased.  This may include giving feedback from showings, passing on suggestions for optimal staging, giving updates on home searches, current rates, and details of the home closing process, to name a few.


As a client of mine and all other related housing professionals, planning is important to optimize our time.  Planning ahead for meetings, design appointments, home prep, home searches, and communicating what each meeting will be about is going to help us all get the most out of our times together and get the best result in any home search, sell, or redesign.

Rates for the week:
From the IBJ: The average rate for 30-year mortgages was unchanged at 4.18 percent for the week ended Jan. 18, according to Bankrate.com. The rate for 15-year mortgages rose from 3.38 percent to 3.39 percent.

Rates are holding!  I've signed two new listings this week and a few more come on soon.  Additionally this week, I closed on one property, leased one, and wrote an offer on another for a buyer.  The market is looking great and it's a perfect time to prep your home for a late winter or spring listing or purchase.  I have openings in my schedule to meet with you to discuss your property specifically and I'd be honored to be a part of your home selling or buying team!

The Voice of the Agent: Prep Now to List Later


Deciding to sell your home involves action for having it primed and ready for the buyer.  The first step would be to have your REALTOR® visit to analyze the property for price and condition and to give you direction on where to focus your time and energy.  Being armed with an update on your home's value and your market's statistics is critical information on getting your home listed at the best price, timing, and condition to make it competitive.



In general, when preparing to list, it's wise to:

1.  Contact your REALTOR® (contact Dan here!)
2.  Get a market analysis of your home's value
3.  Get a "Walk and Talk" from Mindy for project lists
4.  Focus on flooring in all areas of the home.  Buyers love clean and updated!
5.  Clear out the clutter
6.  Paint wall colors to neutral and clean up dirty walls
7.  Give the home a deep clean
8.  Tackle the broken items, missing pieces, and maintenance lists
9.  Walk inside your front door and notice what you see (and smell) in the first 7 seconds.....buyers do!
10.  Sharpen your curb appeal.  If it's great outside, it's likely a nice home inside....and vice versa!


Overall, a buyer will want to buy at the right price if he/she feels you have put the updates and ongoing maintenance into the home over the duration of your ownership.  No one wants to buy a home with a project list attached, unless it's a home in a distressed-sale situation.
