DM Irish Renovations: Our 2014 Geist Before and After

We love housing.  Period!  In our 10 years in the industry, this will be the ninth home we've lived in.  
Some call it crazy, and yes to many it seems so, but our family's ok with it.  There's a plan in place and we've got our systems in full swing now!

We've turned our 2012 renovation (see that home HERE!) into an investment property and now use it as an executive lease in the Geist area.  Purchased in the Spring of 2014, the original plan for this home below was to live here a few years and then turn this one into a rental as well, but due to the HSE redistricting plans, we have chosen to make it a rental one year ahead of our original plan.  This home will be available to rent in the March 2015 time frame.  Contact Realtor Dan Irish for a showing and further details: 317.910.4293

This home is a 2950 square foot, 4-bedroom home also in the Geist area in HSE Schools.  We're located near the water with tree-lined streets and rolling hills.  Located on the end of a dead-end street and next to a church, it's in close proximity to some restaurants and in the warmer months, we like to walk down for coffee and breakfast on the weekends.  Although this was not a bank-owned home when we purchased it, it just needed some TLC and updating.  After we purchased it, we learned the owner had never lived in the home and it sat vacant for seven years.  We saw the diamond in the rough in this property and were excited to doll it up and give it a new look! 

In 1999, we built a home with this builder as our first home and we knew this style offers a family large space and functionality for the money.  It's very different than our past properties, but we gave it the same love we invested in other houses and it truly has been "HOME" for us! 



In its original, it had vinyl plank floors, blue counters, white thermofoil cabinets, and mismatched appliances.  

 
Oh those dreaded recessed fluorescent lights!  They.had.to.go!  The Electrician Sam Farrar is in process.......


 
and we got it closed up, new cans added, and drywalled over thanks to S&M Drywall....but not without some dust, and more dust!

And NOW it is pretty!

The completed kitchen has new dark laminate counters, a white subway tile back splash, matching Stainless Steel appliances, updated door pulls, and new laminate wood floors (on the entire main level).

Master bath before was white on white with a builder-grade mirror.  The updates brought two new mirrors.  This is our trademark change in our master baths and we accomplish it by removing the wall light and adding cans in the ceiling.  Then we get as tall of a mirror as the counter-to-ceiling space will allow and use the mirrors' reflection and lighting to enlarge the space.  We also added granite counters, sinks, door pulls, and pendant lights and happily salvaged the original facuets.

The views are the BEST in this home!  We still couldn't believe it sat for so long on the market and many people missed the beauty in this find!

Shopping and designing is a family affair.  Lowes loves us!




We found our laminate wood at Floors To Your Home on the west side of Indy.  We purchased a durable product for an affordable price.  We focused on cosmetics and long-term durability up against a busy family!


Once we purchase, we bring it home to store it.  This was at our former home and then we hauled it over when it was time to install it.  The plan is always in my head (Mindy) first and then when I shop I get it out little by little and apply it to the whole home.  TJ Maxx Home Goods added some fabulous mirror finds and Lowes is always our go-to for our lighting options. I like to take my list in, grab a coffee, a few big carts, and pick out all the lights in one trip!

There is always the behind the scenes to pull the project together.  Pausing to clean the windows and vacate all the spiders, bugs, and dirt that had collected over the *seven years* of this home being vacant {We told you our homes ALWAYS have a story!}  Getting outdoors to stain some shoe mould was an in-between step before the installers put it in.  

Our powder bath was getting a new light, wall trim and furniture sink.  The {new} toilet was dragged to the hall and made for a great seat when you needed a break! 

 
What once was a plain jane office at the front of the home got new wall slats built by Dan, a trendy light, and "Blue Sage" paint color from Restoration Hardware.  Hard surface floors also went in in place of the carpet.  

Here are a few more trim jobs that Dan built on our projects, 2008 in Royalwood and 2012 in Cambridge.  He takes 1x4 and 1x6 MDF boards and adds a horizontal and vertical design.  He also trims out all the windows and doors in the rooms for that consistent look.  Sometimes we paint the bottom white with an accent color on top and other times we go for a monotone look.  



The paint went on the wall thanks to JR the painter and the home was transformed in less than one day!  Sherwin Williams' Dapper Tan, Macadamia, Thunder Gray, Acorn Top, Silver Sage (Restoration Hardware) and Autumnal are some of our trademark colors that we take from home to home!



Like our other renovations, we try to resell as much of the no-longer-wanted items from the home.  Carpet, appliances, lights and even toilets were in popular demand.  What did not sell was donated to the Habitat for Humanity Restore Outlet in Westfield.  
 

Here are few final pics of the main floor living area.  We worked with the stained trim and doors and took a similar color to the floors.  We like the warmth it offers with our furniture, wall colors and favorite lights.  
 





The outside needed JUST as much love as the inside.  We did most of that through the summer and even ended our landscaping clean-up in November, just in time for the winter freeze.

The most fun was getting rid of the old, steel door and adding a new 6-pane stained fiberglass door to turn our entry cave into a naturally well-lit, welcoming space!


The side yard was completely overgrown, but gave us a lot of privacy.  After six months of living here, we decided to tame the mess!  And this is the tamed now below.........



The siding got a powerwash, new shutters were installed and the gutters were cleaned.  


So we can then pull up to this as our 2014 Renovation!

Weekly Rate Update, 6.11.14




From the Indiana Business Journal: The average rate for 30-year mortgages rose from 4.25 percent to 4.32 percent in the week of June 5, according to Bankrate.com.  The rate for 15-year mortgages rose from 3.35 percent to 3.41 percent.

MIBOR Data Monday - 6.9.14

MIBOR Data Monday!

This week the data is New Listings, Closed Sales and Median Sales price data.  Data provided is pulled from the latest MIBOR Market Data available. It is based off the 12-month rolling average.

As you can see in Hamilton County not many new homes coming on the market, which is causing the closings to drop and prices to increase.  This is good for sellers, but its tough on the buyers.
