The Power of First Impressions


You've heard it before, but you truly do only get one chance to make a great first impression.  Buyers know by sight, scent, and sound within the first seven to 10 seconds whether your home will fit the bill.  There are way too many other homes out there getting high remarks for a buyer to come back and give your home a second chance.  Here are a few quick tips to make sure you're sending the right message on the first attempt:






  • Keep lawn, sidewalks, plants, front door paint and door handle in top notch; if the outside looks great, they'll want to see the inside, too!
  • Remove the clutter!  Buyers need to be able to see past your things to envision themselves in that space
  • Keep it light and bright!  Open blinds and shades to show off the space and turn on lights in key rooms when showing the home
  • Touch-up paint walls and high traffic areas for a crisp, clean look
  • Clean, clean, clean!  Buyers don't want to move into other people's dirt, so this is key to selling your home and getting a solid offer
  • Remove bad odors from stains or pets.  I showed a home with a horrible smell and the buyers couldn't get past the scent no matter the look or price of the home.
  • Remove extra furniture to clear walkways and make each room appear bigger.  Crammed spaces will not be attractive to buyers.
  • Finish your maintenance to-do list!  No one wants to buy a home with a laundry list of things to fix....unless it's a distressed home sale to start with.

Really, that's an understatement.  We're seeing historical lows and coupled with lower home
pricing and a nice inventory to shop, it's become the perfect buying storm!  It's truly a great time to get in the game! 


Need a quick way to figure a monthly principal payment?  If rates are at 4%, for example, you can figure $4 for every $1000 borrowed.  So if you borrow $200,000 for example, that would be $4 x 200, for a monthly principal payment of $800.  Then add in rates for monthly taxes, insurance, and HOA and PMI payments if those apply.

So you're thinking, "Rates are great, and I can likely find a great home in my price range, but they say it's a terrible time to sell a home, right?"  I've always said that your home can't sell if it's not on the market!  If you're priced right, and you've maintained and updated your home along the way, it will sell, and maybe even faster than you'd expect!  It's worth a try!  I see a lot of clients looking to down size or resize, and this is the perfect time to do that!

"Never Buy A Home You Can't Sell"


Attempted to show a property in downtown Indianapolis recently, and from the window peeks and online pictures, it had undergone a fabulous renovation!  It had restored hardwoods, a finished third story, and a gorgeous new kitchen.  It had been listed for nearly two years and undergone $200k in price drops, so I had to learn more.  Pulling up to the curb, my questions were soon answered. 

No matter how pretty the inside was, the vacant lots and run down homes surrounding it were killing the deal from the get go.  When shopping for a home, the location and setting are equally as important to the interior finishes of a home as well. 
Buy smart, buy for your future investment, and never buy a home you can't sell!
