Foreclosure Friday, 9.30.11

Times are hard and many people have lost their homes due to the challenges in the economy.  "Foreclosure Friday" is our way of bringing awareness to the availability and potential of distressed properties in the Central Indiana area.  Buying a distressed home, whether if it's in Short Sale or already Bank Owned, is a great way to help stimulate the economy.

Really, that's an understatement.  We're seeing historical lows and coupled with lower home
pricing and a nice inventory to shop, it's become the perfect buying storm!  It's truly a great time to get in the game! 


Need a quick way to figure a monthly principal payment?  If rates are at 4%, for example, you can figure $4 for every $1000 borrowed.  So if you borrow $200,000 for example, that would be $4 x 200, for a monthly principal payment of $800.  Then add in rates for monthly taxes, insurance, and HOA and PMI payments if those apply.

So you're thinking, "Rates are great, and I can likely find a great home in my price range, but they say it's a terrible time to sell a home, right?"  I've always said that your home can't sell if it's not on the market!  If you're priced right, and you've maintained and updated your home along the way, it will sell, and maybe even faster than you'd expect!  It's worth a try!  I see a lot of clients looking to down size or resize, and this is the perfect time to do that!

Attempted to show a property in downtown Indianapolis recently, and from the window peeks and online pictures, it had undergone a fabulous renovation!  It had restored hardwoods, a finished third story, and a gorgeous new kitchen.  It had been listed for nearly two years and undergone $200k in price drops, so I had to learn more.  Pulling up to the curb, my questions were soon answered. 

No matter how pretty the inside was, the vacant lots and run down homes surrounding it were killing the deal from the get go.  When shopping for a home, the location and setting are equally as important to the interior finishes of a home as well. 
Buy smart, buy for your future investment, and never buy a home you can't sell!

Home Auction Coming Soon!

Another old-home lover alerted us to an upcoming home auction, so we drove by to check it out.  This 2300 square foot home is located on Lantern Road just south of 116th Street in Fishers.  It's a circa 1920s home with many original features and a great setting and location.  Visit their website for open house and inspection dates and to get all the details of the sale requirements.  What a great find for the old-home enthusiasts!




Original hardwood floors throughout.



Original stained woodwork on the box newel posts, coffered ceiling, and built-in cabinetry with leaded glass doors!



This homes sale comes with two lots, with a total of roughly .85 acres. 
That's hard to find in the heart of Fishers! 


So here's where your design skills come in!  From the pictures, the baths and kitchen need an overhaul.  The old lath and plaster walls and ceilings are still in place and are in need of repairs.  The mechanicals, inclusive of the plumbing, electrical, and HVAC, may need attention as well.


Overall this is a wonderful home.  Location, character, setting, and space are all in check.  Add in your personal touches and a little sweat equity with the help of hired professionals where necessary and you've got a great find....IF you buy it correctly!  Renovation costs can add up quickly, so it's a must for an appropriate purchase price to keep the final price in line with area comparables.  Interested and need to know the finer details of the value and potential of this property?

Before and Now: Progress Pictures on a Client's Renovation!

One of our Real Estate clients bought a distressed property recently near 75th and Allisonville Road in Steinmeier neighborhood in Indianapolis. He's in process of giving it a new look and we're highlighting this home's transformation!  At over 2000 square feet and a large lot, this home will be a great find for a searching homeowner!




This "Before" collage shows the need for an update and redo throughout the home! 
Flooring, cabinets, floor plan, baths, walls.....it's getting a nice overhaul!

Indianapolis Historic Home For Sale for a $1.00

Located on the west side of Indianapolis on 79th Street, the Cotton-Ropkey Home is slated to be demolished due to a recent land sale to a commercial developer.  DM Irish visited the site and had high hopes of possibly purchasing and relocating this great home to Hamilton County.  Easier said than done!  Bridges, power lines, tree widths, and stop lights over the course of at least 20 miles away, would make this move extremely challenging.  Moving costs within one mile of the home's current location are bid at $30,000.  20 miles away?  We can't imagine that cost!  Hopefully someone will step in soon to rescue this great find!
  
Built in 1848 by John Cotton, this Italianate-style home is in great condition! 
It was later purchased by the Ropkey family in 1937 and they owned it until the recent sale.




There have been several additions to the home over the course of the years.  We stepped off the original two-story structure and it measures 20 feet wide by 30 feet deep.  True-divided-light, six-over-six window panes and tall shutters add to the exterior character.




A peek inside reveals gorgeous trim work and hardwood floors in a 3", 4", 5" plank pattern layout!  It's hard to find this character in today's homes!




The large family room is anchored by a two-sided fire place with mantle. 
The original staircase sits to the far right of this room, just steps inside the entry. 
Arched doorways lead into the second living area, possibly a parlor or former kitchen area.





Buy it for $1 and relocate it to your own lot, add your custom touches, and move right in!  DM Irish would LOVE to make this happen, but our ideal lot is probably too far to make the trip.  We value the history this home holds and hope that an interested and able buyer is in the works!
