Weekly Rate and Real Estate Update, 8.28.13

Summer is still going!

Dan’s activity this week:

So for many of my listings the showing activity picked up last weekend…other listings have made recent adjustments either to price or even added upgrades as a result of market feedback.  As I tell my clients…when you list your home we have to listen to what the market is saying either they’ll come through the home and give actual feedback or they won’t even come through the door!  Regardless, the market is speaking to you.

One of my listings that we have an accepted offer on got the all clear on the appraisal and we came to terms with the inspection so we are all set to close mid-September!

Another home had its inspection on Monday and we are waiting to receive the Inspection Response sometime before the end of Saturday…we’ll see how that one goes!

So in addition to the two homes that have accepted offers and the 11 listings I’m currently selling and the 11 buyers I’m working with, I have two clients building new homes…one just had their basement dug this week while the other clients just signed their initial paperwork.  They look to finish late Dec this year and sometime in late Feb early March respectively. 

I also learned that my big “Lunch and Learn” at that a local company has been pushed back.  That company is a big one and they are just starting their Wellness program and want to make sure that they are ready and can really make an impact on their employees…I can’t wait to get the opportunity!

 From the IBJ: The average rate for 30-year mortgages rose from 4.57 to 4/74 percent for the week ended Aug. 21, according to Bankrate.com.  The rate for 15-year mortgages rose from 3.61 percent to 3.75 percent.

Our home's on the market and we've actually moved quite a few times.  So as one who has spent a good deal of time preparing a variety of houses for the market, I wanted to offer you 5 of my top tips to prepare a home for a showing.  When your home's on the market, you live in it quite differently than you do in everyday life.  Most Realtors wanting to show it to prospective buyers will give ample notice to come into the home, but sometimes you will get requests with minimal notice.  So what do you do to get the home ready for a showing?

Weekly Rate and Real Estate Update, 8.21.13

Buyer’s Focus is Back!

Dan’s activity this week:

As it goes each year, the few weeks before and during school start-up divert buyer’s focus for a short time.  Listings see a dramatic slowdown in showing activity and it can cause some to panic.  Have no fear…it is temporary!

Last week was a busy one…I had three closings.  Of course, nothing can be easy so there where some last minute hurdles to clear. 

For instance, while doing a final walk through with a buyer we find a Sheriff’s Sale Auction notice on the front door!  Rut ro!  I sent it to the listing agent at 9pm the night before our noon closing, who sent it to the title company who ran it up to their legal counsel and verified all will be made current at closing and we got the all clear…whew!

Another one…while the buyers of my listing where having their final walk through, they noticed that the refrigerator, washer and dryer that they had asked for in the Purchase Agreement, and that my clients had signed off on, were not in the home!  So at 4:30pm I’m calling my movers…they had two guys and a truck available at 9am…did I tell you we were closing at 10am!  Well, as it turns out it took longer to move the appliances back to the home than anticipated.  The good news is that the buyer’s had sold their home earlier in the morning but their funds had not come in yet so we couldn't fully close.  It’s called a “dry closing” meaning that all the documents were signed, but the money hasn't actually moved around yet.

One of my listings accepted an offer last week and will have the inspection soon.  On another listing we had an accepted a contingent offer and that buyer finally sold their home and removed the contingency and is ready to close next month.  Also, from that listing I received a call off the sign…I showed the home to those buyers who had an interest but also had a home to sell.  So I met with them last week and now have their home listed for sale and will be able to help them find another home.

Finally, next month I have a big “Lunch and Learn” at a local company.  Along with my mortgage contact, we’ll be presenting a series in their Financial Wellness program!  This will be a great opportunity to educate and, while it’s not the main goal, typically you pick up some new business as well…icing on the cake!

From the IBJ: The average rate for 30-year mortgages rose from 4.56 percent to 4.57 percent for the week ended Aug 14, according to Bankrate.com.  The rate for 15-year mortgages fell from 3.62 percent to 3.61 percent.

Weekly Rate and Real Estate Update, 8.07.13

Great summer!

Dan’s activity this week:

So some schools have started up again and many more start in the next week…where did summer go?

Since it’s been a while since I last updated you all on what’s been going on in my wonderful world of real estate, I’ll give a brief overview to catch you up…it’s been a crazy good summer.

July flew by; I had 5 closings during the month and have another  4 that will close in August!  It looks like I’ll hit my goal this year of 27 closings.  To date I’ve close 17 deals with 4 that are Pending to close this year.  So I just need 6 more closings to hit the goal.  That shouldn’t be hard to do seeing as right now I have 12 homes listed that don’t have offers on them and 5 of those clients will also be buying a home as soon as theirs sell.

Since I think I’ll hit my closing goal but I’m a little behind on my revenue goal I’m upping my goal mid-year to keep challenging myself…I think 32 closings will stretch me and keep me motivated!

Another ongoing goal is to carry, at all times, 30 homes for sale.  That’s a BHAG (Big Harry Audacious Goal) but I took great steps to that this year by hitting 15 listings mid-summer.  I know I’ll need more help both from past and present clients and from hiring an assistant over this winter to hit the ground running the spring of 2014.  I’m also working on my business referral sources to keep the listings coming in.

Preparing to Sell? 5 Staging Tips!

When listing your home on the market, the best thing you can do is spend some time tying up loose ends.  Here are five DM Irish tips to focus on before listing your home.


1.  Work the "Honey-do" or "Punch" List
Take some time to walk room by room and on the exterior and make note of all that needs to be addressed.  Items may include: touch up stain and paint; dust off lights, cob webs; repair screens; replace light bulbs; repair trim, drywall, flooring; dust mantels and decor ledges; weed the beds; basically anything that needs repaired or addressed, then this is the time to get that done.  Buyers do NOT want to inherit your repairs!






2.  Declutter
As you make the repairs, start to sift out all that you don't need.  Less is more when showing your home and the aim is to get the buyers' eyes to fall on the home and not on your things!  Clear off shelves, closets, cabinets and knick knacks.  In closet spaces, aim to leave nothing extra on the floor.  Doing so gives the impression that you've outgrown the home and we want buyers to feel that your space is large and has room to grow.  Create piles of keep, donate, and trash when sorting your items.  You'll be amazed at what you can clear out when using that strategy.  And don't forget the garage, too.  The items in the garage can showcase the storage capacity that that space offers.  



3.  Paint and Update!
You would be surprised what a little updating of colors, flooring and fixtures can do for a home sale.  Buyers are extremely visual and most CAN'T see through the dated wallpaper and brass central to the potential of a space.  Be willing to invest money into taking down dated wall paper, repainting brightly colored rooms and updating lights, bath fixtures and worn flooring.  Bright blue counter tops may have worked for your decor, but for the bulk of buyers, a design choice too far off general appeal will bring you longer days on the market and most likely a much lower sales price than had you taken time to spend money before listing and getting the home up to speed on the updates.  If you have not been updating all along while you owned the home, consider doing so before listing to aim towards getting your best list and sold price!  




4.  Clean, deep clean and clean again!
Buyers do NOT want a home that is dirty.  Once you get the repairs made and extra items out, it's time to clean.  Keeping it clean while listed is equally as important.  Focus on those items at eye level and what is seen in a 15-minute tour through your home.  Putting your energy to the corner behind the cabinet in the basement is not as important as the kitchen, baths and spaces encountered on first impression.  I always coach our clients to focus on switch plates, floors, doors and trim, bath tubs and sinks, kitchen sink and counter tops, and finger prints on doors and windows for example.  Additionally, get the carpets cleaned and restretch any loose areas.  The cleaner the better!  



5.  Furniture and Decor
Keep your walk ways wide and err on the side of having less furniture in a room and less decor on the walls and shelves.  Your goal is to enable the buyer to see themselves and their things in your home all while not focusing on your items.  That can be done by putting less of your things in the home!  If a space is meant to be a dining room, make sure a table is in that room.  If a space is meant for an office, mom's room, exercise room or play space, make sure to stage it accordingly.  Keep the kitchen and bath counters clear.  Clear items off your bulletin boards and fridge front.  Remember, less is more!

June Housing Tip: {Re}Creating Curb Appeal!



Buyers will know in the first few seconds of viewing your home from the inside {and outside} if it's a good fit for them.  Creating curb appeal is one of the easiest ways to draw your buyers in and encourage them to want to see what's on the inside.  Often times the way a home is cared for on the outside is a good indicator of how well it was maintained and cared for on the inside.  So let's make sure to give an amazing first impression!  


-DM Irish's Top Five Ways to Enhance Your Curb Appeal-

1.  Create a great focal point!  The eye wants to land on something interesting and it might as well be the front door.  You can choose to have the door match the shutters or be an accent to other features on the home (trim, siding, shutters, brick).  Some homes even can pull off a bright color to make a big statement.  Whatever your choice, keep it current, well maintained and cleaned up at all times.  It's the gateway to your house!

This was our most recent renovation in our personal home in Cambridge in the Geist/Fishers area.  Same house, new door....totally changed the look from the curb!



2.  Paint!  Just touching up old trim and siding can really improve your home's look.  Consider changing up the color to compliment the brick and siding.  Using colors in the brick is a great way to pull your color palette together.  In this redo with a consultation client, she changed the color and it made it look like a whole new home!  Make sure to factor in the homes around you as you choose your color so there aren't too many of the same color nearby.  Dare to be different!





3. Yard and Landscaping!  Clear out the old and overgrown and freshen it up.  Shop clearance sections in the Fall and get great deals on smaller bushes or out-of-season perennials.  Give it a season and in due time your landscaping will be in full bloom.  Even new mulch and plants in your pots will freshen the home up from the curb.  And of course, get rid of the weeds!  Spend the extra money to care for the lawn with proper weed and fertilization treatments and you'll be happy you did.  This diamond-in-the-rough in our inventory was just waiting on an exterior update.  This gorgeous home sits at the entry in Rolling Knoll at 116th and Hoosier Road.....green does a house good!  





4.  Embellish!  Add shutters, window boxes, front porch furniture, planter pots, landscape lighting, for example, to add layers of design to your overall look!  We like architecturaldepot.com as one of our favorites for shutters and window boxes.  You'd be surprised how a change of shutter style or adding furniture to an empty porch can add to the interest of a home and make people want to see what's inside. Give it character, make it different!  

In our own home here, we added shutters and window boxes (along with new paint, lighting, front door, landscaping and window repairs) to really jazz up this exterior from the curb. I like to change the boxes out with the seasons and keep them decorated all year long! 


5.  Clean and Maintain!  Many times when I help stage one of our homes for the market, the outside needs a simple clean up.  Last season's debris, cob webs around the door, a loose or broken door knob, new bulbs in the exterior lights, replaced screens and a freshened up door mat are some items to check in on.  Buyers and their agent will stand on your front step for a few minutes while opening the lock box to get in.  Stand outside of your home for two minutes and take note of what you see.  Buyers will see it too and you want them to make a mental happy note and not be creating a honey-do list from the get go.  Too many negatives to attend to will keep them from wanting to seriously consider writing an offer on  your home!

Weekly Rate and Real Estate Update, 6.19.13

Inspections, offers, listings and building…what else?

Dan’s activity this week:

Sometimes a week makes a big difference!

One deal has its inspection response wrapped up but brings another that I just sent off to the listing agent…my biggest request for repairs yet…can you say 10s of thousands?

My client who sold their town home did get their offer accepted and the inspection is scheduled for next week…hopefully that one does not turn up much.

Two of my other listings have lowered their price after only being on the market one and three weeks…these seller’s want to sell and the homes are getting the buyer’s through the door.  Each property is averaging about a showing per day!

Another client signed a contract, contingent upon selling their home, with Pulte…the pressure is really on to sell!  The home they selected is perfect for them and really is a great home.  If you are considering building a new home, use my free services and experience in the new home construction field to your benefit!

I received a text from one of my good clients that they are wanting to buy a new place so we were out looking today and they are already interested in a property.  They are still deciding on whether they are going to sell their current home immediately or wait for a while.

Meanwhile I’m moving along with 3 other new listings that I believe will get on the market around July 1!

The average rate for 30-year mortgages rose from 4.10 percent to 4.14 percent for the week ended June 12, according to Bankrate.com. The rate for 15-year mortgages rose from 3.28 percent to 3.32 percent.
